Calculators

Simple calculators to help you understand the numbers. They do not tell you what you should borrow or which mortgage to choose.

These figures are rough educational estimates based only on the numbers you enter. They are not a quote, a mortgage offer or advice. Actual rates, fees and lender decisions depend on your circumstances and lender criteria.

Mortgage & LTV Calculator

See how the property price, deposit, interest rate and term affect your loan-to-value (LTV) and monthly repayments. Free, no sign-up, nothing is sent anywhere.

What is LTV?

LTV (loan-to-value) is the mortgage as a percentage of the property price: mortgage ÷ price × 100. For example, a £270,000 mortgage on a £300,000 property is 90% LTV.

A lower LTV often gives access to more mortgage products, but no particular LTV guarantees a mortgage or an interest rate. Each lender makes its own decision.

This calculator provides illustrative estimates only. It is not mortgage advice and does not confirm how much you can borrow, the interest rate you may receive or whether a lender will approve an application. Speak to an appropriately authorised mortgage adviser for advice based on your circumstances.

Abbreviations: LTV — loan-to-value. AIP / DIP — Agreement in Principle / Decision in Principle: a lender's early indication of how much it may lend, not a mortgage offer.
