Common Problems
What happens if the survey identifies problems?
Last reviewed: 3 October 2026
The brief answer
You can ask for more investigation, get quotes for repairs, renegotiate the price, ask the seller to fix the problem before exchange, or decide not to proceed.
In plain English
Not every issue in a survey is serious. Reports often list many points. Focus on items marked as urgent or needing further investigation.
For significant issues, get specialist inspections and written quotes (for example, from a roofer or electrician). These give you evidence for any renegotiation.
Tell your solicitor about the findings — some issues, such as missing building approvals, are legal matters too. If you renegotiate, it goes through the estate agent and is confirmed by the solicitors.
Why it matters
Until exchange you can still change the terms or walk away. Afterwards, repair costs are yours.
