Making an Offer

How do I make an offer on a property?

Last reviewed: 3 October 2026

The brief answer

You make an offer through the estate agent, ideally in writing. Base it on evidence, stay within your budget and be ready to show your Agreement in Principle and proof of deposit.

In plain English

Research recent sold prices for similar homes nearby, consider the condition of the property and how long it has been for sale. The asking price is the seller's starting point, not a fixed price.

In your offer, include the amount, your position (for example first-time buyer, no chain), your AIP and how quickly you can proceed. Conditions, such as 'subject to survey and mortgage', are normal.

In England and Wales an accepted offer is not legally binding until exchange of contracts. Either side can still withdraw, and the seller can accept a higher offer from someone else ('gazumping').

Why it matters

A clear, well-supported offer is taken more seriously and protects you from overpaying.

What to do next

  1. 1Check sold prices for similar homes.
  2. 2Decide your maximum before you speak to the agent.
  3. 3Send your offer in writing with your AIP.
